During the listing consultation:

  • We will discuss your goals, desires and concerns.
  • We will walk through your property (interior and exterior). This will help us understand its condition, layout and unique features.
  • You will be provided with a home valuation that provides comparatives (similar homes that have recently been sold and that are currently for sale), as well as local market conditions.
  • We will discuss a pricing strategy based on the home valuation and market trends to help you determine the best list price.
  • I will outline an effective marketing strategy and how it will be implemented to expose your listing to as many buyers as possible.
  • I will recommend upgrades to help you sell your house for more.

We will also discuss:

  • Your responsibilities as the seller
  • A timeline
  • An estimated seller net sheet
  • Costs and fees
  • A negotiation strategy
  • Legal and contractual information

My marketing strategy:

I will implement the most effective marketing campaign to attract as many buyers as possible:

  • Run PAID ad campaigns on Facebook, Instagram and Youtube.
  • Run retargeting campaigns on Facebook and Instagram.
  • Your listing will have a video tour that will be featured on Youtube.
  • Your listing will have a digital flyer that will allows us to capture the information of potential buyers in real time .

Additional marketing includes:

  • Day of showings (open house)
  • Professional photography, including drone photography

  • Direct mail and email flyers/postcards
  • Canvassing neighborhood

During the offer review period:

  • I will ensure that all submitted offers are from pre-approved buyers.
  • I will vet pre-approved buyers by communicating with their loan officer.
  • As Certified Real Estate Negotiator, I will negotiate the highest price and best terms possible using comparatives and local market trends data, and align it with your goals.
  • All offers received will be shared with you for your review.

During the contract period:

  • I will work with all parties (lender, title/escrow company, buyer’s agent) to ensure that all disclosures are delivered on time.
  • I will provide the appraiser with a property report to ensure all features/upgrades are considered,.
  • I will attend the appraisal to ensure any questions are addressed and to ensure the appraiser is fully informed about the details of your property.
  • I will manage all other details that may arise throughout the transaction.
  • I will review the property’s title documents and help resolve any discrepancies.
  • I will review the settlement statement and verify credits/debits, including resolving any discrepancies
  • You will receive weekly updates on the status of your property’s sale
